The Perspektyva Business Center, which began rising in Podil in the summer of 1998 and now dominates the skyline of that Kyiv region, is just about ready for prime time.
Its Turkish developers say that the looming hi-rise, which will supposedly set the standard for Class A office space in Kyiv and be an architectural landmark, could be ready as early as March. That's only about nine months behind schedule, which is not bad by Kyiv standards. Leasing agent DTZ Debenham Zadelhoff told the Post in September 1998 that management hoped to have the building ready by July 1999.
The business complex, located at 19 Skovorody/30 Spasska, was the brainchild of Haldun Demirok, a representative of Cingilli Holding, a Turkish investment firm. Demirok and Cingilli Holding first came to Ukraine three years ago. Behind Demirok, the company decided to go ahead with a new business center, and chose the picturesque Podil site. Cingilli named a sister company, Cingilli International Construction Co. (then called Demir Podil), as the contractor for the building.
The developers tout the project as an architectural marvel. The complex is being built on twin-foundations, one of which is the foundation of what used to be a laundromat. They built the other foundation themselves.
'The project was started practically from scratch,' said DTZ agent Alla Lytvyn.
The building was designed by local architects 'in harmony with the river and sky above it,' according to Lytvyn. The glass facade of the building is designed to reflect the Dnipro's blue waters.
Inside, the top floors – the top floor of the tallest block will be nine stories – will offer breathtaking views. The floors allotted for office space will be left largely wide open, allowing tenants flexibility in designing the interiors of their offices. Each floor contains about 2,000 square meters of space. Of the center's 24,000 square meters of space, 18,000 will be devoted to office space.
Added conveniences include high-speed elevators, a state-of-the-art air-conditioning system, good business phone lines, back-up power generator, raised floors, an underground parking facility accommodating 150 vehicles, and 24-hour security, according to Vedat Sagiroglu, director of development for the contractors.
The Perspektyva Business Center will be within walking distance of two metro stations – Kontraktova ploshcha and Poshtova ploshcha – and busy highway artery Naberezhne Shose.
DTZ puts the preliminary monthly rental price at $25-30 per square meter, with a minimum requirement of 250 square meters per suite.
And how are tenants reacting to Kyiv's most modern real-estate facility?
'We report brisk activities from a number of international companies and expect that the building will attract plenty of big names,' Lytvyn said.
