What will the city of the future look like? Smart and creative, free and responsible. And that is exactly the city KAN Development is creating.

All three residential complexes are striking, entirely different in style, but consolidated by high KAN standards – the ‘zero kilometer’ concept, high quality, innovation, sustainability, and terms.

Fayna Town is implementing the concept of open blocks for the first time in Ukraine, which allows to separate automobile and pedestrian traffic. A nearly 3-km promenade with pedestrian paths and bike lanes has become the gem of the complex.

As a part of the Fayna Town project, the first smart street – Salyutna Street, appeared in Kyiv. It features free city’s the WI-FI, 12 video surveillance cameras, LED lighting, a bike lane, and also ramps and relief coating to ease the movement for people with special needs. Salyutna Street also has two charging stations for the electric cars, solar panel powered benches with USB charging option and an emergency button. There is a garbage sorting system and air quality sensors. The sensors measure fine dust concentration (PM2.5 and PM10), the levels of formaldehyde (CH₂O), nitrogen dioxide (NO₂), carbon monoxide (CO), oxygen (O₂), carbon dioxide (CO₂), and also capture temperature and humidity.

UNIT.Home is a city of spaces, implemented in partnership with UDP; it is integrated into the UNIT.City innovation park with an active ecosystem. In addition to the park infrastructure, the residential complex will feature a medical center, fitness club, educational institutions for children, multiple creative studios, cafés, a movie theater, offering comfortable and inspiring conditions of living not only for the intellectual and creative specialists working at UNIT.City, but also for all future residents of the complex. The focus is not only on the expressive architecture and exceptional infrastructure. UNIT.Home will become the first smart complex with an automated control and monitoring system for the engineering networks of the buildings, smart lighting of the territory, video surveillance system with facial and atypical behavior recognition algorithms, etc. Additional security features include patrol drones and internet access with extra protection against cyberattacks.

UNIT.Home buildings will be the first in Ukraine to be built following BREEAM standards: the BREEAM sustainability certificate is the gold standard for the assessment of environmental sustainability of housing in 83 countries.

For example, the tenant mix for commercial property is thoroughly considered in advance; the tenants are selected carefully to ensure that each residential complex has the full range of everything, from cafés and pet’s corner, supermarket and pharmaces to an eco-product store and a bank branch.
