You're reading: Prices in Kyiv’s primary housing market rises by 3.6%

Median prices in Kyiv’s primary housing market in August 2021 increased by 3.6% compared to July (by 6.8% year-over-year), while the prices for two-room apartments increased the most – by 5.1%, follows from a study by the portal Address.ua.

According to it, in August, the median price for one-room apartments increased by 3.7% compared to the previous month and amounted to $1,323 per square meter, for two-room apartments – by 5.1%, to $1,217 per square meter, and for three-room apartments – by 2.1%, to $1,141 per square meter.

At the same time, in Pechersky and Obolonsky districts of Kyiv, a decrease in median prices is noted.

“In the case of Obolonsky district, we are talking more about an adjustment after a long period of rapid growth in prices. The level of housing prices in the central business district of Kyiv has been slightly decreasing for four months, this is an alarming sign for developers of premium class projects,” Roman Herasymchuk, Director of City Development Solutions, is cited in the study.

According to the portal, people were most often interested in buying one-room apartments – the number of requests was 47% of the total. Two-room apartments were searched by 40% of users, and three-room apartments – 12%. The main buyers’ demand fell in August on apartments in the price range of $50,000-70,000 (36%) and with an area of 50-80 square meters (36%).

In August, advertisements for the sale of apartments in Holosiyivsky district of Kyiv were most often viewed (median price $1,393 per square meter), followed by Darnytsky ($1,060 per square meter), Dniprovsky ($926 per square meter) and Shevchenkivsky ($1,676 per square meter) districts. Less than 10% of users were interested in other districts.

The Address.ua study is based on the analysis of ads posted on the portal and user activity (498,000 visits in August 2021).
