You're reading: Apartment rental prices in Kyiv grow by 4.8%

The average rental price of apartments in Kyiv in August grew by 4.8% and amounted to $11 per square meter, follows from a study of address.ua.

According to Director of City Development Solutions Roman Herasymchuk, the median rental price in Kyiv for the first time since the beginning of the year exceeded $500 per object.

“The main reasons for the growth can be called the recovery processes in the economy and the return of the population to the full-time format of work and study, which provoked a significant seasonal jump in prices,” the expert said.

So, the average rental price of one square meter of a one-room apartment in August amounted to $12.50, a two-room apartment – $11, a three-room apartment – $9.

According to the portal, the most expensive district of Kyiv is Pechersky, where the median price is $1,101, or $16 per square meter. Shevchenkivsky district is in second place with $774 per apartment ($12 per square meter). The third place is taken by Holosiyivsky district with $677 per object ($12 per square meter). The minimum median apartment rental price is recorded in Desniansky district – $372 per apartment, or $7 per square meter.

“The leaders in prices are traditionally Pechersky, Shevchenkivsky and Holosiyivsky districts, and in the latter two the median price grew by 21% and 18%, respectively. This situation is explained to a greater extent by the washing out of apartments in the lower price segment in these districts than by the real rise in prices,” Herasymchuk said.

In the supply structure, the main volume is made up of one-room apartments (47%), which account for 45% of requests. Two-room apartments account for about 35% of the demand, while three-room apartments account for 15%.

The address.ua study is based on an analysis of the ads posted on the portal and user activity (498,000 visits in August 2021).
